Um... Costa go for a proper tour of the north eastern side of Narre North and you'll see it pretty much is the poor mans version of Toorak.

Houses are bigger but more modern, blocks are bigger and more spacious.

Worth less 'cos of the location, prestige, age, supply etc.

Supply would also effect it: Plenty of vacant land in Narre North, none in Toorak.

Possibly bcauz it's isolated from the world (CBD).

Seriously, the Delfin homes in the western suburbs are quite nice.
Although there are a few numsii's over there too, it's not as bad as dandy.

Narre Warren is located pretty far from the CBD and is also a fairly new suburb hence it's value wouldn't be that grande.. not to mention some of the bad publicity the area has recieved too..
Camberwell.
I work in Camberwell. Very nice area indeed, although the houses are like old as, it has a nice old school look to it and most have renovated interiors and also the leafy, quiet streets are just peaceful and beautiful to walk through plus it's only 8 km's from the CBD, very convenient.
Also, I'd say Black Rock, Elsternwick, Brighton, Sandringham, and even St. Kilda. I like the bayside lifestyle quite a bit, nice and breezy area. (I used to live by the beach when I lived on the Gold Coast 'til 2003)

Brooklyn's a fairly industrialised suburb, but I know a few people who find that attractive.. as do I to an extent

North Balwyn. Also, I'm a big fan of Yarraville. It probably doesn't fit into the "beautiful" category, but it has a really nice ambiance.
