Business may be a lot more management oriented (means you won't be able to major in economics, accounting or finance).

You should check it up though. I wouldn't have a clue about Property either.

Transfers should definitely be possible.

For Monash:

Even though your enter is below what was need for commerce @ Monash last year, just put it down, you never know, ur very close and it could possibly be a bit lower this year ( but then again, it could also get higher :P )
I wouldn't pay full fee, i dont think its worth it, because there's a way around paying fees, you just gotta transfer.

I was worried i would be in that same situation, so i made a plan of what i was gonna do. Although the business and commerce courses dont seem to be *that* much different, imo business is better than commerce,  and also, some firms may prefer commerce grads over business grads.
What i was gonna do was put down business, do that for a year, then try to internally transfer into commerce.
There's this page on the monash website thats about internal transfers, and all you need is an average of around 60ish, so its VERY achievable.
I'll try to find it now :)

For Melbourne:

I had also considered doing one of the 85 enter course, then transferring to commerce.
At open days, i asked around about internal transfers, but they say that there is no guarantee on being able to successfully transfer....So you will be running the risk of being stuck in a course for 3 years, that you didn't really want :P
Also, your grades would need to be at a high standard to successfully transfer, but you are doing subjects you are not that interested in, there's a chance you won't do so well...so again you run the chance of staying in that degree.
So i wouldn't do that other course unless you are happy finishing with that degree.

So yeah, those are all my thoughts, hope that helps :)
