is it dependent on the difficulty of the course..or demand or..?

I always thought that hard courses require high atars, while easy ones are more lower atar req. True or false?

False. It is not at all Dependant on this.

It basically works in a way like this: They have 250 places for students in Bachelor of Pimpology. The selection officers can see a list of all students with their atars and prerequisites. The student with the highest atar who applied and who met the prerequisites gets place #1, then the student with the second highest atar gets place #2, third highest #3, ect untill they fill their quota.

They of course take into account SEAS and things like that as well. So, the atar of the course is more a measure of demand and the scores of the people who applied to that course.

I think the clear in ATAR they supply is the ATAR of the person who filled the last place in the first round but i could be wrong.

This is mainly intended as training material for selection officers as far as i can tell but their system looks like this:
